Once you have initiated the fulfillment process for your order, we cannot offer refunds or exchanges for house plans or customization/modifications. Therefore, all sales are considered final.

All stock plans are delivered via email within 5 business days of purchase to the email provided at checkout.

 

Delivery times are subject to change based on additional work (design changes, engineering, site plans, etc.

An hourly rate is charged for any revisions, site plan drawing and information, reversing the plan, or any extra work involved by the designer/ draftsperson.

All plans drawn to scale (3/16” or 1/8”) and include:

 

3D black and white perspectives: Shows the front and rear exterior view of the completed project. 

 

Foundation, and all floor plans: Contains all relevant information to show the building's interior layout. Includes: wall configurations,  bathroom fixtures, cabinetry and equipment, window and door positions, stair placement, and all required dimensions and comments.

 

Roof Plan: Shows all roof dimensions, specifications for roof pitch/slope, the placement of vents and drainage, material specifications, and framing details. 

 

Exterior Elevations: Shows what each side of the building will look like and annotates all necessary materials, window styles, lintel heights, deck heights, and roof slopes.

 

Building Sections: Shows a vertical representation of the building at required locations to show a clear understanding of its internal composition. Provides details and dimensions of the framing, building, flooring, and roofing, as well as the heights from floor to floor and floor to ceiling, openings, and stairs.

 

Details: Precise drawings that provide specific instructions and information about how building components and materials are to be assembled, connected, and installed during the construction process. They show dimensions, annotations, and notes to clearly communicate the required construction methods and materials.

 

Drawings do not include engineering fees (if required).

All house plans from Skyline Designs are designed to conform to the local Saskatoon bylaws and Saskatchewan codes.

It may be likely that you will need to hire a licensed structural engineer to analyze the design and provide additional drawings and calculations required by the City of Saskatoon. If you aren’t sure, Building Standards have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your authority of jurisdiction requires one, they will only accept a stamp from a professional licensed in the province where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping.

All plans on this website are the property of Skyline Designs. Any duplication of plans, copying of plans, etc, will result in legal action. Please notify the designers before copying plans.
